1) Are there standard techniques used by investors to analyze properties?
Yes and No. There are industry standard formulas, but you need to know a bit about basic specific areas, i.e. vacancy, capitalization, and management fee rates will be specific to an area. Tax rates may also very by area. Understanding the background of the owner and management are key components as well. Residential properties cannot be calculated the same as commercial or land. We try to avoid the "Standard Formula". Instead our recommendation is to use as many actual numbers as possible. The basics of investment analysis are, actual income less actual expenses. When analyzing a property you need to ask yourself these questions; "Will I be able to raise rents?" And "What improvements will I make to create value?" 2) What is the prime rate?

3) What is an REO?


REO stands for Real Estate Owned. This is the term used by a financial institutions to describe a property that they have foreclosed on.
4) How do I find a good lender and should I establish more than one relationship?


Interview them. Like any professional service you need to interview them to be sure that they are able to think outside the box and are a good fit for what you are attempting to do. On your team you should have several financial professionals. You must also be creative with your financial resources and be open all options like; Seller Carried Notes, Credit Cards, and Hard Money just to name a few.
